We’ve all heard the mantra location, location, location.

It doesn’t matter who you speak to in the real estate sector, there is no going past location as one of the most important considerations in finding your ultimate property. But what are the other hallmarks of the perfect home?

The three key factors in today’s market seem to be location, design and sustainability.

Location reigns supreme with proximity to water – whether it is ocean, bay, lake, river or canals at the top of the list. Views come in at a close second. Aspect is also a key consideration with many people seeking a north-facing property and in Queensland priority is placed on homes on the high side of the road to catch cooling breezes.

Proximity to facilities is another tick in the box. But different demographics place preference on different facilities. Being close to schools, shopping centres and public transport is a plus for people with families.

At Main Beach on the Gold Coast, home to some of Queensland’s most expensive property, Jim Keys from Keys Realty says the suburb’s restaurants and coffee shops are a big drawcard for the people that like to be seen.

Design can add individualism, aesthetic value and unique features that add to a property’s price and appeal.

Part of the attraction of heritage-listed homes is their “pretty” façade, according to Noel Dyett, president of the Real Estate Institute of Australia. They have features unique to their period, which gives them character not often seen in modern homes.

Whether it is terraces of Sydney, Edwardian houses in Melbourne or the old Queenslanders in Brisbane’s inner city suburbs, the important factor is that they retain their original character. Many people add modern influences, particularly to the interior but keep the features of the original façade.

Luxury villas are popular among the affluent in places like Main Beach where there is a demand for all the mod cons. Lap pools, saunas, steam rooms and wine cellars are essential design features in these upmarket properties, along with a basement garage and a lift to the top floor.
